The Valencian Community leads the market for the purchase and sale of protected housing

The Valencian Community leads the market for the purchase and sale of protected housing

The tension in the Valencian real estate market is so evident that even subsidized housing is experiencing a good moment and the Valencian Community is also presented as the most dynamic region in this market. It is included in the study Dynamism of the real estate market in Spain prepared by the Grupo Tecnocasa Business Chair – Universitat Pompeu Fabra (UPF) for Analysis of the housing market, which in its 2022 edition has analyzed for the first time the behavior of protected housing . The data also analyzes the new and second-hand construction market and in all of them the Valencian Community has an advanced position.

In protected housing, the most prominent communities are Comunitat Valenciana, País Vasco, Andalucía and Comunidad de Madrid compared to Ceuta, Galicia, Aragón. By province, the most dynamic are Valencia, Cádiz, Álava and Seville. The least, Ceuta, Teruel, Ourense and Pontevedra.

According to the report, the national turnover level stands at 0.10 purchases and sales of protected housing per 100 homes and the Valencian Community registers 0.16, ahead of the Basque Country and Andalusia (0.13) and the Community of Madrid (0.12). The report highlights that more than half of the sales that occur in this market in Catalonia are recorded in the Valencian market.

On the other hand, in second-hand housing the Valencian Community is also the most dynamic, followed by the Balearic Islands, the Region of Murcia, the Canary Islands, Andalusia, Catalonia and the Community of Madrid. All of these regions show activity above the national average (which stands at 2.57 sales per 100 homes) and the province of Alicante stands out above all. As an example of the dynamism, the report highlights that on the national average it takes 39 years to renew the housing stock at the current rate of sales, although in Alicante only 25 years would be enough.

In new construction, the most dynamic in 2022 have been Navarra, Melilla, Community of Madrid, Basque Country, Balearic Islands, Valencian Community and Andalusia. All of them with a turnover ratio above the national average (0.27 sales per 100 homes). On the contrary, the least dynamic in 2022 have been Ceuta, Galicia and Extremadura.
