A single autonomy has cheaper rents than last year

Housing for rent continues with notable increases despite a moderation in the sector. In April, prices rose 7.3% year-on-year nationwide, their most restrained rise since November last year, according to data from the Fotocasa Real Estate Index.

One more month the figures present strong variations depending on the autonomy. Thus, increases of more than 30% are seen in the Balearic Islands, while in a single autonomous region, Castilla-La Mancha, the references are reduced by 5.5%, to 6.18 euros per square meter per month, one of the most cheap to rent.

Most autonomies see prices grow below 10%. After Castilla-La Mancha where they do it the least is in Aragon, with 1.7%. There the square meter stands at 8.91 euros per month. Something more notable is the increase in Murcia (2%), La Rioja (2.7%), the Basque Country (3.5%), Asturias (3.6%) or Extremadura (5.5%). The latter is currently the cheapest place to rent, since the square meter per month stands at 6.17 euros.

In the upper band are the aforementioned Balearic Islands, where rents climb 32.5%, to 16.23 euros, which consolidates it in second place as the most expensive autonomy. Canarias, with 22.5% and 12.27 euros, is just behind. The prices of the Valencian Community (16.5%) or Madrid (12.8%), which is the most expensive in all of Spain with its 16.41 euros per m², also grew by more than 10%.

In the case of Catalonia, the rent is an average of 15.63 euros per square meter, with a growth of 7.1%, two tenths below the average.

Going down to the municipal level, Benidorm (46.2%) is where the most increases accumulate in April. They are followed by Palma de Mallorca (33%), Estepona (30.2%), Málaga capital (26.6%), Alicante (23.2%) and Valencia (23.1%).

In the two big cities the prices do not give respite either. In Madrid Usera is the neighborhood that becomes more expensive, 24%, up to 15.35 euros per square meter. In any case, the highest cost is in the downtown district, with 21.27 euros per m² and an increase of 14%. Only Puente de Vallecas (3.7%) and Barajas (2.7%) rose less than five points.

In Barcelona, ​​Ciutat Vella rents are the most expensive, with 21.46 euros per square meter. But they go up more in Horta-Guinardó, by 19.1% to 16.81 euros per m².
