Rent skyrockets in Barcelona and marks a new high: 1,171 euros on average

The rental price continues its unstoppable rise. Some cities, such as Barcelona, ​​have seen housing costs increase by close to 50% in the last 16 years, as shown by data from the Institut Català del Sòl (Incasòl). The figures show the harsh reality of the real estate market: in the third quarter of the year it set a new historical high, with an average monthly rent of 1,171.28 euros in contracts formalized in that quarter, which is 11.4% more than a year ago and 4.2% compared to the second quarter.

This is clear from the latest data from Incasòl, released this Friday, which indicates that the rental price in the Catalan capital has no brakes, an upward trend that continues in Catalonia as a whole, where the rental price of new contracts marked an average of 829.61 euros per month, 8% more than a year ago and 2.2% more than in the previous quarter.

These data are obtained from the deposits that the owners deposit with Incasòl, so they reflect the price actually agreed between owners and tenants in the contracts formalized in July, August and September.

The rental price figures become especially harsh when compared with the average salary in the Catalan capital. According to the Department of Statistics and Dissemination of Dades of Barcelona City Council, the average salary of citizens grew by less than 14% from 2010 to 2021—the period for which data is available.
