The demand for rental housing skyrockets in Santa Coloma

The demand for rental housing skyrockets in Santa Coloma

The peripheries of Barcelona and Madrid once again lead the demand for rental housing due to the rise in prices in the centers of both cities, where the average rent stands at 1,550 euros per month in Barcelona and 1,394 euros per month in Madrid.

According to Idealista data relating to the second quarter, demand has soared in Santa Coloma de Gramanet, which has broken into the ranking for the first time occupying the first position and with an average rental price of 842 euros per month. They are followed in this order: l'Hospitalet de Llobregat (965 euros), Vitoria (893 euros), Móstoles (835 euros), Cornellà de Llobregat (933 euros), Reus (669), Fuenlabrada (834), Palma (1,560) , Fuengirola (1,111 euros) and Badalona (1,147 euros).

The report from the real estate platform also ensures that the average rental price has grown by 9.2% compared to the second quarter of last year. In July another rise of 9.3% was recorded, reaching the highest in the Idealista historical series. The report does not detail the average price, but ensures that among the 100 municipalities with the highest demand, the average price is over 900 euros per month.

According to this same real estate company, rents have already risen another 7.9% in the first quarter of the year. However, the trends are different depending on the time.

The second quarter tends to increase the interest in the demand for renting in coastal municipalities, which means that many tourist locations rise in the ranking of demand. In this sense, the portal stands out in its ranking Torremolinos (1,013 euros per month), Torrevieja (779 euros per month), Gandía (748 euros per month) or Benidorm (1,047 euros), which appear in the next 10 positions in the table . There are also capitals such as Pamplona (929 euros per month), Barcelona (1,550 euros) or Malaga (1,127 euros).

The report has been prepared with statistics on rents and relative demand and offers a classification of the most sought after areas among Idealista users to find a house for rent.

In the list by average monthly rental price, the most demanded municipalities disappear and the list is headed by Benahavís, in Marbella, with 3,286 euros per month; Calvià, in Mallorca (3,232 euros per month), and Marbella (3,159 euros per month).
