Where does it take longer to find a tenant if you rent an apartment in Barcelona?

The boost in demand for rent does not guarantee finding a tenant immediately. Especially when it fails to set the price of the monthly rent. In the case of Barcelona, the difference can lead to situations in which the house is placed in 10 days or in a month and a half, according to a study by Housfy.

The ends are Sant Andreu and Gràcia. In the first case of average, an advertisement is published 9.5 days until it finds a tenant, being the place where things go faster. In Gràcia the figure shoots up to 42 days, almost double the average of 22.5 days for the city as a whole.

The differences are due to supply and demand. "There are districts where there is a greater balance, with which operations are closed earlier. When an imbalance occurs, it is mainly due to price reasons, where tenants cannot or do not want to assume the rents offered," explains Oriol Payà, manager of operations of Housfy Alquileres. That is to say, where the price is set high, beyond reason, the longer it takes to sell.

For Ciutat Vella, Nou Barris, Sants-Montjuïc and Sant Martí the wait is a maximum of three weeks, all below average. In some cases it can also be extended because the owner "wants to have several profiles to choose from", it is added. Something more common in recent times to avoid unpleasantness such as non-payment or possible occupations, for which extra clauses end up being set.

When starting the process, it must also be taken into account that the tenants play their cards and the management can be delayed. "20% of those interested negotiate the price. Mostly they are tenants who are aware that they are a good profile, with which the owner will be willing to a discount to be able to have him as a tenant," says Payà. The other possibility is that prices are misaligned, above what people are willing to pay, and an attempt is made to adjust. This would explain that in Les Corts, Horta-Guinardó and Eixample it takes about a month.

Everything leads to setting a correct rental price. "According to our metrics, not putting a flat at an adequate price ends up assuming a loss for the owner of up to 15% of the annual rent (the days go by without a tenant), with which it is essential to publish the property at the appropriate price" , raises Payà. To limit the opportunity cost, the recommendation is to go with the idea of a price but let yourself be advised. Here, algorithms are also used to further refine.

In the detail of the analyzed neighborhoods, La Bordeta is where the published announcements spend the fewest days until they find a tenant. Specifically, 3. Below the ten are Barceloneta (6), Vila de Gràcia (7), Verdum and Vila Olímpica (8). On the other hand, Antiga Esquerra de l'Eixample with 52 days and Provençals del Poblenou, with 51, require much more patience. Vallcarca-Penitents (43), Maternitat and Sant Ramon (38), Poblenou (32.5) and Nova Esquerra de l'Eixample (32) also beat the month.

In an average term there are Besòs-Maresme, Carmel, Clot, Sant Pere, Santa Caterina i la Ribera, Raval and Sants, with between 13 and 17 days.
