The City Council grants the building permit to the Estel building, the former headquarters of Telefónica

The government commission of the Barcelona City Council has approved this Thursday the granting of the permit for the large rehabilitation of the Estel building, located in the block delimited by Avenida de Roma and Calàbria, Viladomat and Mallorca streets, which was the headquarters of Telefónica and it has been empty since 2011.

The City Council grants the building permit to the Estel building, the former headquarters of Telefónica

The government commission of the Barcelona City Council has approved this Thursday the granting of the permit for the large rehabilitation of the Estel building, located in the block delimited by Avenida de Roma and Calàbria, Viladomat and Mallorca streets, which was the headquarters of Telefónica and it has been empty since 2011. Its owners, the German real estate investment manager FREO and the American fund Bain Capital Credit, want to turn it into an office complex that they plan to have ready by the end of 2024.

Municipal sources have explained that the promoters must enter 1.73 million euros into the local Administration for the fees of the aforementioned license and the Construction, Installations and Works Tax.

The property has been trying to obtain the license for four months but has not succeeded until now after providing all the documentation required by the City Council. This delay, however, will not change the schedule that was planned, sources from the promoters said.

The building, one of the largest in the Eixample, was designed by the architect Francesc Mitjans and built between 1972 and 1975. For the reform that is going to be carried out, it has been reinterpreted by Blanch Conca Arquitectura (BCA). It will maintain its appearance to a large extent, but it will be more permeable and green, it will seek better integration into the environment and, in addition to offering state-of-the-art offices, it will stand out for the large viewpoint that will open on its roof that will have splendid views over Barcelona.

The complex is made up of two volumes, the largest -the one facing Avenida de Roma- with 13 floors and 5 underground parking levels with 418 parking spaces for cars, 303 for motorcycles and 420 for bicycles. There will also be four commercial premises and common spaces on the ground floor, at street level.
