The Valencia City Council will request the declaration of an area stressed by housing prices

The mayor of Valencia Joan Ribó and candidate for the elections explained today that Compromís will request the competent Ministry to declare the entire city of Valencia as an area under stress due to increases in housing rental prices, which will allow the application of the new law that regulates access to housing with a series of measures to avoid price bubbles. With the new regulations, the rents of the new contracts that are signed in stressed areas will be limited to a reference index that will be established by the Government through the Ministry of Transport.

"We ask for it because the price has risen a lot throughout the city and we want an issue that greatly affects the rise in rental prices, such as tourist apartments, to be controlled even more," explained Ribó, who recalled that in Almost all of the municipal area has the conditions to be able to delimit the stressed areas, such as price increases above 5% over CPI variations or rental fees representing more than 30% of family income.

The proposal seeks that the restrictions help to reduce the rental price, which would be encouraged with tax deductions for the owners and would facilitate access to housing, a right that the mayor considers "fundamental."

Also Sandra Gómez, deputy mayor and socialist candidate for mayor, has joined the proposal this Friday and has assured that she will apply the housing law throughout the city to limit rental prices. "It is a very necessary law for city councils of cities like Valencia that are suffering from an increase in the price of housing and that we need tools to help us stop this phenomenon," Gómez explained.

The new norm, approved by the Government with the support of Bildu and ERC, will allow that as of January 1 of next year there will be a 3% cap on contract renewals throughout 2024, among other measures.

The real estate market is also news today in the Valencian Community, after the approval by the Consell of the new decree-law that extends the Youth Bonus of the State Housing Plan, with an additional 30 million euros, through an item of own funds of the Valencian Generalitat. In this way, the Consell could reach 8,900 young people through the support of 250 euros per month for two years.
