Is September the best month to rent an apartment?

Renting is more common today than ever before. Contrary to what many might think, the real estate market in summer is dynamic, not only because of the number of homes that are temporarily used for seasonal rental, but also because many rush to close a long-term rental contract for face to autumn

September is a key month, Housfy sources point out, as it marks the start of a new cycle with the resumption of the work and academic year.

Students are looking for a flat in summer. "Last year, we noticed a rental record in August," reveals Oriol Payà i Majó, head of operations at Housfy Alquileres, who theorizes that people want to have the apartment rented by the start of the course.

Those who have not had any luck or prefer to wait until after the holidays are active and looking for a home in September, when the offer has already been greatly reduced. This demand tends to move with greater urgency and is more delivered, committed, to enter to live the second half of September or, very stretch, October 1.

The variations in the rental price confirm the hypothesis that the demand grows, year after year, in the fourth quarter. For example, in Catalonia, the average rental price in 2022 was €779.84/month, but it rose in the fourth quarter, where an average of €815 was documented, according to the bonds registered with the Institut Català del Sol (Incasól).

With inflation attacking Europe, the Government of Spain approved a series of extraordinary measures to avoid abusive rent increases during 2023.

Among them, the six-month extensions stand out with the same conditions for contracts that will end during the first half of 2023 and the limits on rent updates at 2% throughout the year when the CPI is higher.

The coincident Housing Law has also been approved in this period and brings some measures that are already being applied, such as the obligation of the owner to pay the real estate commission. Despite the regrets, the picturesque political scenario of the country calls into question the application of many other measures that depend on the autonomous communities.

Some owners, due to mistrust of the new Law, have refused to rent as a method to make their real estate assets profitable and choose to sell the home. Although it is an equally valid option, the Housfy experts send a message of reassurance to those who prefer to keep the property and rent it instead: renting is still more beneficial than having an empty home.
