Only 1% of new Valencian home owners are between 20 and 30 years old

Homebuyers in their 20s and 30s represent only 1% of the total, the same percentage as buyers in their 60s and 70s. This is reflected in the "Survey on home buyers through real estate agencies during 2023" presented yesterday by the Association of Real Estate Agents of the Valencian Community (ASICVAL), prepared with a sample of a hundred Valencian real estate agents out of a total of 543 professionals.

The report places the bulk of buyers between the ages of 40 and 50, making up 45% of the total. One of the most striking aspects is that this small percentage of young buyers only occurs in the province of Valencia, since neither in Castellón nor in Alicante are transactions recorded with this new owner profile.

According to the Valencian real estate agencies surveyed, by province, the most common purchase age is between 40 and 50 years in Valencia (47.89%), between 50 and 60 years in Alicante (35.29%) and in both age groups. age in Castellón, 50%. Likewise, the profile of families with children (42.31%) continued to be the predominant one (compared to 44.36% in 2022) in the Valencian Community. By province, this profile is the usual one in all territories, although in Alicante the percentage is the same for families with children and couples without children (35.71%).

Likewise, in the comparison made by the survey with respect to the previous year, it confirms that there were more couples without children (36.15% compared to 33.83% in 2022) and fewer single people (16.92% compared to 19.54 % of 2022) who decided to buy a property. The percentage of companies that acquired a home was 4.61% compared to 2.25% in 2022.

For Nora García Donet, president of ASICVAL, “the home buyer who goes to Valencian real estate agencies is still someone looking for a first residence.” But she adds that “unfortunately, the purchase of a home is still restricted to the youngest, unless they have family help. With such high rents it is impossible for them to save to make a down payment.”

Another detail of the survey is that national buyers (58.73%) dominated the purchases of primary homes, although the number of foreigners who purchased a home for this purpose increased (41.25% compared to 34.79% in 2022). Above all, the 29.94% of non-EU citizens (29.94%) stand out compared to 11.31% in the EU.

On the other side, that of the seller, the Survey also reveals that the price of the most sought-after properties was in the range between 100,000 and 200,000 euros. The survey also includes the well-known increase in housing sales prices, which has skyrocketed in recent years: if in 2022 43.43% of the properties sold were worth between 100,000 and 150,000 euros, this year 2023 the percentage has fallen 10 points, up to 33%. On the other hand, the number of homes sold for 200,000 and up to 250,000 euros has increased: they were 2.02% in 2022 and are already 10% of operations.

Regarding the majority seller profile, 84.82% are small owners with an average age of 54.5 years. In 28.41% of cases, the reason for sale is the change of primary residence, while 29.97% sell to settle an inheritance, 15.33% because of a divorce or separation, 10.79 % due to economic need, 9.65% to recover the investment made when acquiring a property, and 6.81% for changing a second residence.
