The housing market is glowing: Sets sales record

the Expectation was actually that the market for condos would cool after a few hot-headed years with a top in 2017. But now it shows the market is again an increasing activity, and both condos, houses and holiday homes sets sales record. It shows figures from Boligsiden.

Thus it was that in October sold more condos than in any oktobermåned since 2011.

- It is surprising. Now we have in a year and a half talked about the fact that the market was slowed up, says boligøkonom at Nykredit Mira Lie Nielsen.

- the Number of sold apartments is rising - quite sharply - also in Copenhagen and at Frederiksberg. Places where we would otherwise in recent years have talked about the fact that ejerlejlighedsmarkedet is on the way down in gear.

It is not only in October, there has been fut in the market.

After about 20,000 trades per year from 2015 to 2017, the decrease of the number of trades in 2018 and beginning in 2019 looked like yet another dive.

But around march it began to take to again, and, since July, the number of trades were higher than in the same month last year.

According to the Mira Lie Nielsen, it is about a mixture of psychology and mild win over the privatøkonomierne in the segment, who can buy a condo.

- It can be difficult to say exactly why it goes up again, but the interest rates took a sharp dive in the late summer, and it has without a doubt pushed on.

in Addition, rumors about the ejerlejlighedsmarkedets slowdown may have gotten some to hold back, explains Mira Lie Nielsen.

Since the first hand has been able to ascertain that the bottom has not fallen out of the market, they have perhaps abandoned to wait for a better price, she felt.

the Number of sold apartments must not be confused with the development in the prices of the condos. Here, there has been a small but steady increase in the kvadratmeterprisen the past few years, shows Boligsidens figures.

It is not only the apartments, which go like hot cakes. Through October of this year sold four percent more houses than in the same period last year, and there are already sold more holiday homes at the year's first ten months than were sold in the whole of 2018.

- the Recovery in the Danish economy, in particular, has had a positive impact on the holiday cottages. The rising housing prices combined with the low rate means that many homeowners have increased home equity and thus the opportunity to invest in a holiday home, says Birgit Daetz.
