The Generalitat de Catalunya has launched the auction of about twenty properties from inheritances without a will that it is in charge of processing. The properties, from a hotel to a parking lot, including homes and plots, are spread throughout the Catalan geography and the starting prices, with a discount, start at 9,000 euros in some cases.

These are goods that already tried to auction on December 1, 2022 but were deserted, so now they are lowered. Following the patrimonial regulations, its starting price will be 20% lower than that set in the initial tender.

The Generalitat is legally entrusted with the function of processing the intestate inheritance of people with a Catalan civil residence who have died, presumably, without having granted a will to their assets and without known heirs or relatives up to the fourth degree of consanguinity. These assets must be allocated to assistance, social, health or cultural entities and to social housing policies. The Generalitat affirms that these twenty properties "are not suitable to be used directly for social housing", which is why it chooses to auction them off on November 29.

The most expensive home at auction is in Age, Puigcerdà, with a starting price of 358,000 euros. It consists of a ground floor, two floors, an attic and a large patio.

Among the properties, an old hotel in Sant Feliu de Guíxols also stands out for 307,920 euros. It is made up of a ground floor and four floors, with about 1,200 m² built.

In the same town there are two other commercial premises that will be auctioned for 45,360 and 100,320 euros. The first is about 20 m², the second almost 45 m².

Among the homes that are auctioned are three single-family homes in Valls (Tarragona), ranging from 8,960 euros for a ground floor and four-story home -142 m² built- to 22,400 euros -ground floor, four floors and 311 m² built -.

In Sallent (Barcelona), another single-family home is auctioned for 33,040 euros. It consists of ground floors, a floor and a terrace, with 294 m² built. It is detailed that it is in poor condition.

In La Bisbal de Falset (Tarragona) there is a 123 m² house for 22,800 euros. It consists of two floors with two bedrooms, a basement, garden and storage room. It was built in 1900.

Another of the houses is located in Vinaròs, Castellón. It is a second floor for 38,800 euros. It is the only property that remains outside of Catalan territory and comes from an intestate inheritance processed in a Tortosa court.

Between the lots there are more premises. As two in Barcelona for 63,440 and 67,920 euros in Guinardó, both at calle Xiprer 53. They start with a discount of more than 15,000 euros over the first auction. Both consist of a terrace for private use and 95 m² and 103 m² respectively.

Likewise, two premises in Santa Coloma de Gramanet will be auctioned, with a starting price of 39,280 euros for one located in Sant Joaquim 30 -some 63 m² built- and 54,800 euros for another located on Passeig Llorenç Serra 41 -56 m2 built-.

The list includes another with a storage room in Masquefa (Barcelona) for 44,160 euros -at Serralet 103, with 66 m² for the premises and 35 m² for the storage room- and one more in l'Hospitalet -at Calle Hierbabuena 18, for 33,760 euros and with 50 m²-.

On the other hand, the list contains a parking space in Tortosa for just under 7,000 euros and a two-storey farmhouse in Castellví de la Marca (Barcelona) for 156,240 euros.

The lots include two in Tordera that start at 29,440 euros (800 m²) and 30,640 euros (820 m²), another in Molins de Rei (209,920 euros, 221 m²) and one in Breda of 475 m² for 37,200 euros.

Auctions are an alternative with more and more pull to get discounted homes, but it must be taken into account that they may be occupied and not recorded as such, that they are in poor condition or that the price is set with an excessive appraisal. The properties can be visited after consulting the enabled channels.

Offers must be submitted to the General Directorate of Patrimony of the Generalitat before October 23. Some require a 5% guarantee, others 10%.

The auction is expected to raise a minimum of 1.72 million euros, which will go to housing solutions, social assistance or cultural institutions.
