Like a domino effect, the future Seat battery plant has boosted, even more so, the interest in Parc Sagunt. Identified as the North Zone in the Valencian logistics market, real estate consultants explain that it has been consolidated in recent years, influenced by the Mediterranean corridor and by the future arrival of Seat-Volkswagen at Parc Sagunt II.

"So far this year, the logistics sector in Valencia reached a contracting of 192,000 square meters, it is presumed that it will be a good year", explained yesterday Javier Muñoz, industrial director of the East Zone - Balearic Islands

Muñoz explains that the news of the gigafactory has made the area "become more important" and has just placed Sagunt in the prime area of ​​the Valencian logistics market, a podium that it shares with Ribarroja -consolidated for a long time- and now also with Picassent, which does not displace Almussafes but which is highly relevant in the southern part of the province.

The supplier logistics park around the Ford factory has traditionally been a strategic area, but the consultant explains that operations such as Amazon's, with a 14,000-meter warehouse in Picassent, give new impetus to this location. Amazon is not the only one, there are other projects in its environment that have been developed, such as Panattoni Park Valencia I, a multi-client and modular development with approximately 18,000 square meters of gross leasable area in the Picassent industrial area.

These are some details of the report presented by the real estate consultant on the industrial and logistics market of Valencia and Alicante and in which two consolidated trends are glimpsed: there is a shortage of land and market interest in buildings with energy certifications.

An example of the latter is that of the multinational Power Electronics, which has just announced the completion of an "ambitious project" to convert its facilities in Llíria into a "pioneering model of clean and self-sufficient energy management" to close its production cycle: generating energy renewable through renewable energy.

"Before we had some owners who were looking for energy stamps, but now it is already a concern of the sector for its own savings and also for improvement. There may be ships that will have self-consumption, but it will take on special importance and the users themselves are going to make investments of this type," says Muñoz.

Proof of this is the recent announcement by the Consum cooperative, which will be self-sufficient in energy during the financial year itself with an Endesa solar farm, which has not yet been located.

On the other hand, Alicante attracted a logistics contracting of 80,000 square meters in 2021 according to CBRE data and there is a latent demand for around 50,000 meters.

The consultant has indicated that the logistics area of ​​the city is divided into two rings. The first ring, considered the prime area of ​​the city, is made up of Atalayas, Pla de la Vallonga, Babel, Agua Amarga, Elche, Llano Espartal, Carretera Ocaña, San Vicente and Puerto. For its part, the second ring includes the towns from Monforte del Cid, Novelda, Crevillent, Villena and Sax.

The Alicante logistics market currently offers a logistics stock of 900,000 square meters. In Valencia, this exceeded 4.1 million square meters in 2021, which corresponds to 14% more than in 2020. "The stock has grown by 90% over the last five years, motivated both by new projects and by the adaptation of older ships to logistics”.

Regarding the type of companies, these same sources explain that agri-food and DIY companies are the ones with the most needs, although in general there is interest in all types of companies. Companies related to energy or pharmaceuticals are leaders when it comes to establishing demand, but we see growth in all sectors
